The Ames MSS1 Maximum Stretch Elastomeric Roof Coating & Sealant is a rubberized, elastomeric, acrylic roof coating & sealant that resists cracking & peeling with 650% elongation. Bright white finish provides 88% light reflectivity, reducing surface temperatures and reducing cooling costs.
- Ideal for use on metal, built-up roofing, rolled roofing, concrete, EPDM & wood.
- Designed for low-slope roof maintenance.
- Apply by brushing, using a roller, or spraying on.
- 2 coats required, apply at 100 square ft per gallon.
- Power-washing is recommended to prepare your surface for application.
- Re-coating is needed every 5-12 years, depending on the amount of regular maintenance done to your roof.
- Minimum wait time of 24 hours between coats, with no chance or rain or freezing temperatures in the forecast.
